The strip of roof nobody looks at
Fascias and soffits do quiet, essential work: they close off the edge of the roof, carry the guttering, and keep birds and weather out of the eaves. On Teesside's older stock, the original timber has been painted over so many times it looks sound from the pavement while softening behind the paint. The tell-tales are peeling paint that never lasts, gutters sagging where the fixings no longer bite, and the furred edge of rot at the corners.
Full replacement in uPVC for a typical house runs £1,200 to £2,500: old timber stripped off, rafter feet checked and repaired where needed, new fascias, vented soffits, guttering and downpipes, in white or the darker foils that suit the newer estates. Scaffolding or access towers are included in any proper quote.
Capping versus replacing
Capping, fixing thin uPVC over the existing timber, is cheaper by a few hundred pounds and legitimate only where the timber underneath is genuinely sound. Over softened timber it is a slow-motion disaster: the rot continues unseen, fixings lose their grip, and the gutters go with them. The survey should state plainly which your house needs. If a quote for capping never mentions checking the timber first, find another quote.
Guttering on its own
Not every job is a full roofline. Leaking unions, sagging runs, undersized gutters on big roof slopes and broken downpipes are all standalone repairs, typically £80 to £250. On the older terraces, cast-iron guttering is worth a conversation in both directions: it can be repaired and repainted where it is sound, and replaced in deep-flow uPVC or aluminium where it is past it. Coastal properties at Redcar and Saltburn do well out of aluminium, which laughs at salt air.
What quotes should include
Removal of old timber (or a clear statement that capping is proposed and why the timber is sound), fascia and soffit specification, soffit ventilation, gutter profile and capacity, downpipe positions, and access. Roofline is scaffolded work done above head height, if a quote skips the access line entirely, ask why.
